Studying in London: Why the Capital is Still the First Choice for International Students
Every year, thousands of young people pack their bags and head to London to begin their university journey. For many, this isn’t just about studying – it’s about stepping into one of the most dynamic, diverse, and opportunity-filled cities in the world. More Than Just a Degree London offers something very few cities can match: the chance to gain a world-class education while living in a place that shapes you just as much as your university does. With leading institutions like Imperial College, UCL, King’s College and the LSE, the capital has no shortage of academic prestige. But for international students, it’s also the life outside the lecture hall that makes London special. Here, you’ll meet people from all over the globe, explore neighbourhoods with their own distinct personality, and have access to cultural, professional and social experiences that are second to none. Where Students Call Home The right neighbourhood can make all the difference to your student experience. Each area of London has its own character: Bloomsbury – steeped in academic tradition, surrounded by libraries and cultural landmarks. Shoreditch – creative, bold, and buzzing with nightlife. Camden – eclectic markets, music, and food from every corner of the world. King’s Cross – a rapidly changing hub with cutting-edge developments and unbeatable transport links. Many students also explore areas slightly further out, where rents can be more affordable, without compromising on convenience thanks to London’s transport network. Renting vs. Buying – What Works Best? For some international students, university halls or private rentals are the go-to choice. Others, however, take a longer-term view – with parents choosing to buy property in the city as both a secure home and an investment. London’s housing market has remained resilient, and with regeneration across multiple boroughs, the long-term returns often extend beyond a student’s time at university. How We Support Students and Families At Pride & Property Group, we’ve seen first-hand how important it is for students to feel comfortable and settled in their new city. We help students find safe, well-managed rental properties close to their universities, and we also support families who want to explore property ownership in London. Our role doesn’t end once the keys are handed over. We provide ongoing lettings and management services, so whether you’re a student tenant or an overseas landlord, you’ll always have a team you can trust here in London. Quick Questions from Students and Families Is London affordable for students? While central London can be expensive, many students choose outer boroughs with excellent transport links for better value. Can international students rent easily in London? Yes – with the right visa, international students can rent in the same way as local tenants. Why do parents invest in London property for their children? It offers both a safe, secure base for their studies and the potential for long-term capital growth. ✨ Studying in London is about more than lectures and exams – it’s about building a life in one of the world’s greatest cities. At Pride & Property Group, we’re here to make sure finding the right home is one less thing to worry about.

What Landlords Need to Know: Latest on the Renters’ Rights Bill (UK)
As we head into the last quarter of 2025, major legislative change is just around the corner for the Private Rented Sector. The Renters’ Rights Bill is edging closer to becoming law. For landlords (and those considering entering the sector), staying up to date isn’t optional - it will affect your legal obligations, operations, and profitability. Pride & Property Group is monitoring every twist and turn. Here’s what’s new this week, where things stand, and what you should be thinking about. Recent Developments Rental supply pressuresRental listings across the market have continued to decline, with fewer landlords bringing new properties forward. This tightening supply is being linked to uncertainty around the forthcoming Renters’ Rights Bill, as well as wider financial and regulatory pressures. Some landlords choosing to exitA proportion of landlords are choosing to sell rather than adapt to the anticipated regulatory changes. This trend could reduce available rental homes in certain areas, further increasing competition for tenants. Key parliamentary stage: Ping-pong between Commons & Lords ongoingAs of early September 2025, the House of Commons rejected almost all of the amendments made by the House of Lords (with the exception of a small number of technical adjustments). The Bill is now back in the House of Lords to consider the Commons’ rejections. This back-and-forth “ping-pong” stage is likely to continue until both Houses agree. Timetable slipping slightly, Royal Assent expected in autumnAlthough there had been hopes for Royal Assent before the party conference recess in mid-September, that now looks less likely. The latest assessments suggest Royal Assent may come later in October or early November 2025. Commentary from Pride & Property Group Leadership Sarah Field’s Perspective"Legislation always brings uncertainty, but it can also raise standards across the industry. The Renters’ Rights Bill is a reminder that property investment should be treated as a long-term commitment, not a short-term gain. By preparing early from updating tenancy processes to strengthening property maintenance - landlords can actually turn these changes into an advantage. Tenants are increasingly looking for professionalism and security, and landlords who adapt quickly will stand out as trusted providers." Brendan Field’s Perspective"I understand why some landlords are worried. The pace of change feels daunting. But I don’t see this as the end of opportunity in the rental market. Instead, it’s a shift in how we need to operate. The fundamentals remain strong: demand for rental homes is higher than ever, and good landlords will continue to see strong returns. The key is to work with an agent who understands the legislation inside out and can protect your interests while keeping you compliant. That’s exactly where Pride & Property Group is focused." What Is Still Unsettled / Key Issues Landlords Should Watch There are still several areas of the Bill where the outcome is not yet final. The House of Lords and the Commons remain divided on important details, including provisions for landlords’ carers, evidential thresholds in discrimination cases, and rules around pet ownership. Debate continues around whether landlords will be prevented from re-letting a property for six or twelve months after reclaiming possession, and the final decision will affect how flexibly landlords can manage their portfolios. Pet related rules are another area to watch closely, with disagreements over whether landlords will be able to request an additional deposit to cover potential risks. These unresolved issues mean landlords must stay alert, as even small shifts in wording could have a meaningful impact on their rights and obligations. What Is Already Certain: Key Provisions Coming Despite these uncertainties, some provisions are confirmed and will reshape the sector. Section 21 “no-fault” evictions will be abolished, and assured shorthold tenancies will be replaced with rolling periodic agreements. Rent increases will be limited to once per year under Section 13 procedures, with greater scrutiny on fairness. Rental bidding wars will be prohibited to prevent tenants being pushed into competitive offers. A national Private Rented Sector database and landlord ombudsman will be introduced, bringing more transparency and accountability into the system. In addition, landlords will need to ensure their properties meet the Decent Homes Standard, addressing issues like damp, mould and general safety. Finally, blanket discrimination against tenants with children or those on benefits will no longer be acceptable, reinforcing the sector’s move towards fairness and accessibility. What Pride & Property Group Is Doing At Pride & Property Group, we are committed to leading the way in compliance and proactive landlord support. Our team is closely monitoring each stage of the Bill’s progress and providing timely updates to clients so that they are always ahead of the curve. We are already reviewing tenancy agreements and advising on best practices to ensure a smooth transition when the new rules come into force. At the same time, we are assessing properties against the Decent Homes Standard to identify any upgrades that may be required. Staff training is underway so our team is fully prepared to implement the new rules, from possession processes to compliance checks. Financial resilience is another key focus, as we help landlords plan for potential changes in yields or additional obligations. Looking Ahead Royal Assent is now expected in autumn 2025, with implementation staggered across different provisions. Some changes may take effect almost immediately, while others will be phased in to give landlords and agents time to adjust. Landlords should also prepare for additional secondary legislation and guidance, which will provide more clarity on practical details such as possession grounds and enforcement. The months following Royal Assent will be crucial, as early tribunal cases are likely to set important precedents that influence how the rules are applied in practice. Why It Matters For landlords, these reforms represent the most significant shift in decades, changing how tenancies begin, are managed, and come to an end. For investors, the impact will be felt in yields, operating costs, and the balance of risk and reward. For tenants, the changes promise greater rights and stronger protections. At Pride & Property Group, we believe that landlords who take a proactive approach will not only remain compliant but also stand out as leaders in a more professionalised market. By adapting early, reviewing processes, and committing to high standards, landlords can protect their investments and build long-term resilience in a changing sector. Talk to Us If you are a landlord or considering entering the rental market, now is the time to prepare. Pride & Property Group is here to guide you through every stage of the Renters’ Rights Bill, from understanding the detail to implementing changes in practice. Get in touch with our team today to discuss how we can support you in protecting your investment and staying one step ahead.

To Furnish or Not to Furnish? - Residential Lettings Insight
For many landlords, one of the biggest questions before marketing a property is whether to let it furnished, part-furnished, or unfurnished. The decision can influence how quickly your property is rented, the type of tenant you attract, and even the rental income you achieve. At Pride & Property Group, we work closely with landlords across London and Essex to help them weigh up the options, as what works best in one area or property type may not be the right approach in another. Furnished, Part-Furnished, or Unfurnished – What’s the Difference? A furnished property usually comes ready with the essentials: beds, wardrobes, sofas, dining sets, and often white goods too. This can be particularly appealing to tenants who want the convenience of moving in with just their suitcase. A part-furnished property strikes a middle ground, offering key pieces such as wardrobes or a sofa, while still leaving space for tenants to bring some of their own items. Finally, an unfurnished property tends to provide only the basics, such as white goods and window dressings, giving tenants complete freedom to furnish as they choose. The Case for Furnished Lettings Furnished homes often appeal to tenants looking for a short-term, flexible arrangement – such as professionals relocating for work, corporate tenants, or international renters. These tenants typically appreciate a home that’s ready to move into, which can mean faster lets and, in some cases, a slightly higher rental income. The trade-off for landlords, however, is the initial outlay to buy suitable furniture and the ongoing responsibility for repairs, replacements, and wear and tear. Why Some Landlords Choose Unfurnished On the other hand, unfurnished homes are often a better fit for long-term renters, particularly families or established professionals. These tenants usually prefer to bring their own furniture, making the property feel more like home. From a landlord’s perspective, this approach reduces costs and maintenance obligations, since there’s no need to repair or replace furniture between tenancies. The drawback is that in certain areas – particularly those with more transient rental markets – an unfurnished home might take longer to let. Finding a Middle Ground For landlords who aren’t sure which way to go, offering a part-furnished property can be a practical compromise. Providing white goods, wardrobes, and perhaps a sofa covers the essentials while still giving tenants flexibility. This option can widen appeal, reduce costs compared with a fully furnished let, and limit the amount of furniture that needs to be maintained. London vs Essex – Market Insights Location plays a big role in this decision. In London, furnished apartments remain especially popular among professionals and international tenants who prioritise ease and flexibility. In Essex, however, we often find that families and long-term renters are more inclined towards unfurnished homes, as they want to put down roots and make the property truly their own. Our Advice to Landlords There’s no one-size-fits-all answer to the furnished versus unfurnished debate. It depends on your property type, your target market, and your long-term goals as a landlord. A sleek one-bedroom apartment in Docklands may achieve a faster let if fully furnished, whereas a three-bedroom family home in Essex might attract a longer-term tenant if left unfurnished. At Pride & Property Group, we always recommend tailoring your approach to your property and the local market — and we’re here to advise landlords on the right option to maximise both return and tenant satisfaction.

UK Rental Market Update: July 2025 Insights and What They Mean for Landlords and Tenants
As we move through summer 2025, new data from HomeLet offers an updated snapshot of the UK’s rental market and it continues to reflect a complex picture for landlords and tenants alike. "The average rent price in the UK for July 2025 is £1,313. Excluding London, the average UK rent price is 0.4% higher than in June at £1,132. This is 1.7% higher than July 2024. Average rents in the capital are £2,083 — 0.2% more than last month. London rents are now 0.9% cheaper than they were a year ago." — HomeLet, July 2025 While rents outside of London are seeing steady annual growth, London’s figures reveal a slight annual decline - a notable shift in a city known for its typically strong rental performance. That said, monthly figures still show a marginal upward movement in the capital, suggesting pockets of demand remain, particularly in well connected and regeneration led zones. Brendan Field, Director at Pride & Property Group, comments: “We’re seeing continued resilience in areas just beyond central London - from East London riverside developments to parts of Essex, where infrastructure improvements and new build availability offer value. While London’s overall average rent has dipped year on year, well-presented properties with fair pricing are still letting quickly. The key for landlords is adapting to tenant expectations and staying informed about localised trends.” For landlords, this latest data reinforces the importance of pricing strategically and remaining responsive to shifts in tenant demand. For tenants, especially those seeking homes in London, the slight cooling in average rents could present new opportunities to secure homes that might have been out of reach in previous years. At Pride & Property Group, we’re continuing to monitor these movements closely; helping our landlords stay competitive and supporting tenants in finding the right home for their lifestyle and budget. The Importance of Independent Lettings Agents vs Corporate Giants
The Importance of Independent Lettings Agents vs Corporate Giants In the dynamic world of property lettings, the choice between working with an independent agency or a corporate giant can significantly impact the experience for landlords and tenants alike. At Pride & Property Group, we firmly believe that the personalised service offered by independent lettings agents provides a distinct advantage over larger corporate competitors. Personal Touch Matters One of the most compelling reasons to choose an independent agent is the tailored approach to property management. "Our clients are not just numbers to us; they are individuals with unique needs," says Sarah Field, Director at Pride & Property Group. "We build genuine relationships, ensuring landlords and tenants feel valued and supported at every step." In contrast, corporate giants often operate with a one-size-fits-all model, which can leave clients feeling like they are navigating a system rather than receiving personalised care. Local Expertise vs. Centralised Systems Another key differentiator is local market knowledge. Independent agents are deeply embedded in their communities. Brendan Field at Pride & Property Group, explains, "We live and work in the areas we serve, which gives us an unparalleled understanding of local market trends and tenant expectations. This allows us to offer informed advice that large corporations, with their centralised systems, often can't match." Corporate agencies may boast extensive networks, but they can lack the nuanced insight that comes from local presence. This can result in slower response times and less accurate property valuations. Flexibility and Speed Independent agents are known for their agility. Without the layers of bureaucracy found in larger companies, decisions can be made quickly. This is crucial in the fast-paced lettings market where timing can make all the difference. "We pride ourselves on our responsiveness," says Sarah Field. "When an issue arises, our clients know they can speak directly to us, not a call centre. That level of accessibility is something we strive to maintain." Building Long-Term Relationships For independent agencies, lettings is not just about closing deals; it's about building lasting relationships. "We see our role as more than just managing properties; we're here to support our clients' long-term goals," adds Brendan Field. "Our clients stay with us because they trust us to act in their best interests, not just the bottom line." Why It Matters Now More Than Ever In an era where rising costs and evolving legislation add layers of complexity to property management, having a dedicated, knowledgeable team on your side is invaluable. Independent agencies like Pride & Property Group offer not just services but partnership and peace of mind. Whether you're a landlord seeking reliable property management or a tenant looking for a responsive and caring agent, the choice is clear. Independent agents provide the personal touch and local expertise that corporate giants simply can't replicate.
